Why the Aosta Valley

Two-season mountains, with complementary calendars

The Aosta Valley is a two-season mountain market, with a largely international clientele and demand spread across more months than seaside destinations. Our locations have complementary calendars: Cervinia has one of the longest ski seasons in Europe thanks to the glacier, Courmayeur has a strong summer tied to Mont Blanc and the Tour du Mont Blanc.

For the owner this means more sellable nights per year and a revenue structure less exposed to any single month. Vesta manages the entire operational side and the regional compliance on your behalf.

Tax management

We optimise taxation to help you save

Tax is one of the most underestimated aspects of short-term rentals, and it's one of our strengths. We help you choose the most advantageous option, to reduce the tax burden within the limits of the law and increase the net return that stays with you. What's more, thanks to the setup we can offer you as a management company, you only pay tax on the amount you actually collect. We assess the best solution for your case together, from flat-rate tax (cedolare secca) to the reimbursement of part of the expenses where applicable.

Adding value

We bring out your property's potential

Every property in the Aosta Valley has its own audience, from a central apartment to a chalet. We analyse location, spaces, furnishings and amenities — starting with winter guests' number-one request, parking — and tell you what to enhance to increase rates, reviews and occupancy.

Pricing and seasonality

The right price at the right time

The Aosta Valley's strongest argument is the length of the season. Cervinia opens its lifts in late October and closes the Italian side in early June — about seven consecutive months, the longest season in Italy — plus summer skiing on the Plateau Rosa glacier, above 3,400 metres and linked to Zermatt. Courmayeur has a winter season from late November to mid-April and a solid summer between July and August; the peaks are Christmas-New Year and February.

With a dynamic pricing strategy we make the most of the peaks and keep occupancy high through the long opening months.

Compliance

Compliance handled by us

In the Aosta Valley we handle it all for you: first the CIR, the identifier the Municipality issues through the regional platform and which must be displayed, then the national CIN. Every month we report arrivals and stays for ISTAT on the same platform, and we notify guests to the police within 24 hours.

The tourist tax, governed by regional law and applied by the municipalities, is declared and paid twice a year: we manage it, from the first declaration to the recurring deadlines.

Who it's for

Designed for those who want income and the freedom to use their home

The service is designed for two kinds of owners: those who want to maximise their property's income and those who also want to keep using and enjoying their home. In both cases we take care of everything — guests, cleaning, maintenance and compliance — and keep the home always tidy, cared for and fully working: ready for guests and for you whenever you want to use it.

FAQ

Answers for owners in the Aosta Valley

Where do you operate in the Aosta Valley?

In Breuil-Cervinia, Valtournenche and Courmayeur, each with a dedicated page. Get in touch even if your property is in another part of the region.

Why is it worth renting out in the Aosta Valley?

It's a two-season mountain region with an international clientele: Cervinia has one of the longest ski seasons in Europe, Courmayeur a strong summer. More sellable nights per year and revenue less exposed to any single month. We'll prepare a personalised estimate for your property.

How long is the season in Cervinia?

The lifts open in late October and the Italian side closes in early June: about seven consecutive months, the longest season in Italy, plus summer skiing on the Plateau Rosa glacier linked to Zermatt.

Who handles the CIR, CIN and tourist tax?

We do: the regional CIR (to be displayed) and national CIN registration, monthly reporting of arrivals and stays for ISTAT, guest reporting to the police and management of the tourist tax, which in the Aosta Valley is paid twice a year.

Do you also handle tax management?

Yes. We act as your tax withholding agent: we pay the cedolare secca ourselves and calculate it on the share that's actually yours — net of commission and costs — not on the gross. Where applicable, we reimburse part of the expenses.

How do I see my property's bookings and revenue?

Everything from our owner portal, with web access: bookings, revenue, available dates and your property's performance, in real time.
