The market

The short-term rental market in Liguria

Liguria is a narrow region squeezed between the sea and the mountains, with its housing concentrated on a thin strip of coast. Here short-term letting is no niche: since 1 April 2025 anyone renting out an apartment for tourist use must register it with the Region, and by the end of the year 38,877 such apartments were active.

Demand is broad and largely international. In 2025 Liguria's tourist apartments recorded 960,479 arrivals and 4,739,075 nights, 57% of them by foreign guests. In accommodation establishments, Germans lead for nights spent and the French for arrivals, followed by the Swiss. Among Italians, the leading market is Lombardy: 927,451 arrivals in 2025.

For an owner this means one thing: a well-positioned property has an audience coming from several countries, at several times of the year. The work lies in capturing all of it.

Where we operate

One coast, four different markets

Treating Liguria as a single market is an easy way to price badly. Official data on tourist apartments show four different audiences, province by province:

  • La Spezia and the far eastern Levante: the most international market in the region. In 2025, 81% of nights in tourist apartments were by foreign guests, with short stays of around 3.5 nights.
  • Genoa: the highest volume, over 1.7 million nights, two in three by foreign guests. A market that combines tourism, city life and business travel.
  • Imperia and the far western Ponente: a mixed clientele, with 59% of nights by foreign guests and stays of over 5 nights.
  • Savona: the most Italian market and the one with the longest stays, with three nights in four by Italian guests and an average stay close to 8 nights, typical of families.

For us this means different strategies: minimum stays, rates, channels and listing languages change depending on where the property is and who is looking for it.

Pricing and seasonality

Extending the season in Liguria

Liguria has a mild climate and demand that doesn't switch off in September. In October 2025 alone, the region's tourist apartments recorded 322,136 nights, three in four by foreign guests. Even in December there were almost 188,000 nights.

That is where our work starts: keeping the calendar open in spring, autumn and over the winter holidays, with prices that adapt day by day to demand, events and weather. Summer remains the core of the revenue, but it is in the shoulder months that the difference over the year is made.

Medium term

Short and medium term: the right formula for every period

Tourist letting in Liguria has a precise rule: furnished apartments for tourist use can be let for a maximum of 30 days. Beyond that, a lease agreement is needed, and this is where the medium term comes in.

Vesta manages both formulas. In the months of highest demand the property works with short stays; in slower periods it can host people staying longer, for work, study or a relocation. Together with you, and based on data for the area and the property type, we choose the combination that makes the property earn all year.

Compliance

CITRA, CIN and tourist flows: compliance in Liguria

Renting out in Liguria involves a few specific steps, which we handle on the owner’s behalf:

  • Registration with the Region and CITRA. The apartment must be registered with the Region, which assigns the CITRA, the regional tourism identification code for apartments for tourist use. The CITRA must appear in every listing and every form of promotion.
  • CIN. The national identification code, to be displayed outside the property and shown in listings.
  • Tourist flows. Arrivals and overnight stays must be reported to the regional ROSS1000 platform.
  • Police registration. Guests are reported via Alloggiati Web within 24 hours of arrival.
  • Tourist tax. Where the municipality applies it, we calculate it, collect it and pay it.

You don't need to keep track of deadlines or portals: we take care of it, property by property.

Tax management

Tax advantages, handled by us step by step

The first advantage is not having to think about it. We act as your tax withholding agent: we pay the cedolare secca, calculated on the net share that is yours, after commission and costs, not on the gross takings. Where the rules allow it, we also classify part of the expenses as a reimbursement of expenses, so it isn't counted as income and isn't taxed.

Adding value

Making the most of a seaside home in Liguria

Often a few targeted interventions are enough to change how a property presents itself: furnishings to complete, amenities that international guests take for granted, professional photos. We tell you what is worth doing and what isn't, and if needed we follow the works with our interior service.

Who it's for

Who Vesta's management in Liguria is for

For those who have a second home on the coast and only use it a few weeks a year; for those who inherited it and live far away; for those who bought it as an investment and want returns managed by professionals. We take on properties from one-bedroom flats upwards.

FAQ

Questions from owners in Liguria

Do you manage short-term rentals across all of Liguria?

Yes. We manage short and medium-term rentals along the whole Ligurian coast, both the Riviera di Ponente and the Riviera di Levante, in the provinces of Imperia, Savona, Genoa and La Spezia.

What is the CITRA code and who takes care of it?

CITRA is the regional tourism identification code that Liguria assigns to furnished apartments for tourist use once they are registered with the Region. It must appear in every listing. With Vesta, we handle the registration, the CITRA and the CIN for you.

Can you rent for more than 30 days in Liguria?

Tourist rentals in Liguria are limited to a maximum of 30 days. Longer stays use a lease agreement, which we manage as a medium-term rental. This keeps the property earning even when tourist demand is lower.

How do you extend the season?

We keep the calendar open in spring, autumn and over winter holidays, adjust prices daily to demand and, in slower periods, consider medium-term stays. In Liguria, international demand stays strong well beyond the summer.

What kind of properties do you take on?

Apartments, houses and villas from one-bedroom flats upwards, along the whole Ligurian coast. We assess each property on location, features and earning potential.

How do you look after a property in Liguria?

Our team of 9 people works remotely with digital tools for pricing, bookings and guest communication, and follows all our properties. On the ground it is supported by local partners for cleaning, guest welcome and maintenance. Meet the team.
