Why Sicily
Sicily is a growing and increasingly international market, but with two very different souls. The seaside locations have a concentrated, highly profitable season, where positioning and pricing in the peak weeks make the difference over the whole year. The cities, Palermo above all, instead have demand spread across twelve months, which calls for continuity of management more than the ability to catch a peak.
There's also a factor that weighs more in Sicily than elsewhere: over the last eighteen months the Region has rewritten the entire framework for accommodation, with a reform law, three implementing decrees, an administrative-court ruling and a corrective law. The obligations have changed several times and keep changing, and must be followed carefully month by month. Vesta manages them on the owner's behalf: from the regional code to daily data reporting, right up to the transitional-regime deadlines.

Tax is one of the most underestimated aspects of short-term rentals, and it's one of our strengths. We help you choose the most advantageous option, to reduce the tax burden within the limits of the law and increase the net return that stays with you. What's more, thanks to the setup we can offer you as a management company, you only pay tax on the amount you actually collect. We assess the best solution for your case together, from flat-rate tax (cedolare secca) to the reimbursement of part of the expenses where applicable.

Pricing and seasonality
Sicily doesn't have a single seasonality. On the south-eastern coast the season is strong from June to September, peaking in July and August, with solid shoulders in May and October thanks to the climate, plus spring demand tied to the baroque of the Val di Noto. Palermo works the opposite way: it's an urban destination with year-round demand, where even the weakest month holds around two thirds of average traffic, and the months from April to October add a push rather than making up the whole season.
With a dynamic pricing strategy we work both curves: we maximise the seaside peaks and keep occupancy high all year in the cities.
