Short-term rental management · Palermo
We manage short-term rentals and holiday homes in Palermo and along its coast, for owners who want to make the most of their property in a city with year-round demand. We already operate in Sicily.

Why Palermo
We believe in Palermo, and it's a market we invest in with conviction — we already operate in Sicily. Palermo is today one of the markets with the highest gross rental yield among Italy's big cities, for a structural reason: property prices are low relative to rents. It's an international capital, with demand spread across twelve months and growing fast: in 2025 foreign visitors accounted for 63.8% of overnight stays, up from 54.7% in 2019.
The point that really matters for an owner is another. Public surveys — the Revenue Agency's Property Market Observatory and Politecnico di Torino's AirMap project — measure an average of around 80-95 nights sold per year per unit, but a well-positioned property managed with continuity reaches far higher. The difference doesn't come from the city or the property: it comes from the daily work on price, visibility and hospitality. It's exactly the work we do.
Strengths
Over 80 properties managed in Italy
An international city with demand across twelve months: even in February it holds around two thirds of average traffic.
We manage short-term rentals in Marzamemi: we know the area and the regional compliance, among the most complex in Italy.
Short stays and frequent turnovers: organisation counts as much as price. We handle everything, with trusted partners on site.
What we do for you
Putting a property online is just the beginning: we offer a complete short-term rental property management service, sometimes also called Airbnb management. Precise, ongoing management that can include:
Tax management
Tax is one of the most underestimated aspects of short-term rentals, and it's one of our strengths. We help you choose the most advantageous option, to reduce the tax burden within the limits of the law and increase the net return that stays with you. What's more, thanks to the setup we can offer you as a management company, you only pay tax on the amount you actually collect. We assess the best solution for your case together, from flat-rate tax (cedolare secca) to the reimbursement of part of the expenses where applicable.

Where we operate
We manage short-term rentals across all of Palermo and its coast: the historic centre and the four mandamenti — Kalsa, Vucciria, Capo, Ballarò — the Cassaro and Quattro Canti, Via Maqueda and Via Roma, La Cala, Politeama and Libertà, all the way to Mondello, Addaura and Sferracavallo.
Around it, the heritage that drives demand all year: the Palazzo dei Normanni and the Palatine Chapel, the Cathedral, the Teatro Massimo, the markets of Ballarò, Vucciria and Capo, and the Arab-Norman UNESCO site that stretches to Monreale and Cefalù. We're also close to the university and major hospital hubs, which feed mid-term demand.
Mid-term
Alongside short-term rentals, in Palermo we also manage the mid-term market, from 1 to 18 months. It's a structural demand, fed by the hubs that work all year: the University — with its historic seat at Piazza Marina and the Viale delle Scienze campus — and the major city hospitals, from Policlinico Giaccone to Ospedale Civico and Villa Sofia-Cervello.
Out-of-town students, healthcare staff, professionals on assignment and people relocating look for stays of a few months: slower turnover and revenue spread over time, complementary to the short-term peaks. We assess from the data which model — or which mix of the two — earns more for your property and its area.
Adding value
In Palermo every property has its own audience, from a one-bedroom flat upwards. An apartment with a terrace, a view or in a historic building holds its value better, but every home has its market: we analyse location, spaces and furnishings and tell you what to enhance to increase rates, reviews and occupancy.
Pricing and seasonality
Palermo doesn't have a real season: demand is there twelve months a year, with an extra push from April to October. It's a high-turnover city, with short stays: the price has to be tuned continuously and turnovers organised precisely. With a dynamic pricing strategy we keep occupancy high all year. A dedicated revenue management team constantly monitors pricing, demand and seasonality to maximise your revenue.
Compliance
Sicily has one of the most demanding regimes in Italy, and we handle it entirely for you: the regional CIR registration on Turist@t and the national CIN — both to be displayed — daily reporting of arrivals and stays, even on days with no guests, guest reporting to the police via Alloggiati Web, and safety requirements.
Palermo also has a local rule on the CIN plaque: in the historic centre and on monumental buildings it must be in satin-finished burnished brass, engraved with black enamel; outside the historic centre plastic or glass are allowed. We take care of it, so you rent with peace of mind in a regulatory framework that keeps changing.
Who it's for
The service is designed for two kinds of owners: those who want to maximise their property's income and those who also want to keep using and enjoying their home. In both cases we take care of everything — guests, cleaning, maintenance and compliance — and keep the home always tidy, cared for and fully working: ready for guests and for you whenever you want to use it.

Yes: we manage short-term rentals in Marzamemi, in the south-east. We know Sicily and its compliance — among the most complex in Italy — and we bring that experience to Palermo, with a remote team and trusted local partners activated on site.

Palermo isn't a seasonal destination: demand is there all year and even in February, the weakest month, it holds around two thirds of average traffic. The months from April to October add a push, they don't make up the whole season.

We do: the regional CIR and national CIN registration (both to be displayed), daily reporting to the regional Observatory on Turist@t and guest reporting to the police via Alloggiati Web. In Palermo we also follow the local rule on the CIN plaque.

Yes. As your tax withholding agent we pay the cedolare secca ourselves and calculate it on the share that's actually yours — net of commission and costs — not on the gross collected from guests. Where applicable, we reimburse part of the expenses.
